So far, there are 2 known reasons why these two games are so popular.
The first reason, is they are both horror games that don't involve (large amounts of) blood. Fear causes your body to create adrenaline. The feeling of adrenaline is pretty exciting! Not to mention, some people (like me) can experience the adrenaline without feeling the fear (Get the good without the bad)!
Another reason why these games are so popular, they have mystery and lore! The creators of these games (Scott Cawthon and theMeatly) placed subtle hints in these games that caused the players to start realizing "HOLY (insert curse word here)! There's a reason why these animatronics/ink monsters are attacking!". This then started a massive craze on theory videos! Very rarely, the creators themselves give slight hints! Not only that, but the lore also makes great songs!

On Youtube (or some other platform), you can find LOTS of songs/remixes/mashups based on these games. And they are GREAT! A lot of channels are also mostly focused on these games! And if that wasn't cool enough, sometimes these songs actually become part of the game! For example, DAGames' BATIM Chapter 1 song (Build Our Machine) was actually placed in BATIM Chapter 2 as an easter egg! (It's in the radio in Sammy's office)
Those theorists are constantly trying to understand the hidden story of these games and why is it the way it is? For example, many people think that the story of FNAF is based on a real-life story that I will not mention, but I will say it did involve 5 (almost 6) people dying. Many people are still trying to figure out what happened to the staff in Joey Drew Studios (BATIM) and the REAL reason William (or Michael) Aften did what he did.
These mysteries are one of the reasons my so many people get excited when a new FNAF is added to the series. It gives them potentially more places to find more clues! Some people even get shocked when they realize maybe those games are not in chronological order (Meaning what happened in newer game possibly happened BEFORE what happened in the older one)!
This constant need to solve these mysteries keeps the players always interested in playing; because the more they play, the closer they get to finally solving just ONE of the many mysteries! (Oohh!!)
